Q Does Harcourts AMG Real Estate take and hold a minimum of four weeks bond from the tenant. A Yes as part of our standard conditions we obtain a minimum of four weeks bond on all of our residential rentals, these funds are held by the residential tenancies bond administrator until the property has been inspected when vacated. Q Can I sell my investment property. A Yes an investment property can be sold even when there is a sitting tenant, it is important to remember that a tenant cannot be evicted just because the property has been sold, the tenant has many rights under the residential tenancies act(Our property manager will advise you on your rights and obligations under the act). Property Condition Report (PCR)

This vital document details the description of the building and land presentation to ensure the long term protection of your property. The Property Condition Report is issued to ingoing tenants and a signed copy is retained on file and used during routine and vacate inspections in ascertaining the disbursement of bond monies.

Annual Financial Summary

Depreciation Schedules

The Australian Tax Office allows annual deductions for depreciation on the building, structural improvements, and plant and equipment items such as floor coverings, hot water systems, air conditioning units, light fittings, cook tops etc.

Policy on Tradespeople

Harcourts AMG Real Estate has a strict policy in selecting our maintenance trades people.

All trades people and maintenance contractors must provide a copy of thier public liability insurance and ABN prior to being offered any work through our property management department.

Our trades people & contractors are also required to sign a document that states that they will act professionally and perform their work in a clean and tidy manner and leave the property in a safe clean state on completion. Please find our preferred trades person registration form below.

PREFERRED TRADESPERSON REGISTER

Harcourts AMG Real Estate maintain a data-base of preferred tradespeople who can deliver a prompt, efficient and professional repairs and maintenance service to the owners of our properties under management.

Our policy is to ensure any recommended tradespeople carry adequate insurance cover as protection for property damage or third party injury resulting from their actions.
